The Retail Connection to Break Ground on 910,000 Square Foot Retail Project in Arlington, Texas

November 23rd, 2005 - Dallas, Texas.  The Retail Connection L.P breaks ground on its 910,000 square foot Arlington Highlands Shopping Center on November 29th, 2005 . The ground-breaking inaugurates the $100 million, 630,000 square foot first phase, of what will be a two-phase, 910,000 square foot project, located on the northeast quadrant of I-20 and Matlock Road in Arlington. Upon completion, the project will be the largest non-mall retail shopping center in the Dallas/ Fort Worth Metroplex. Members of the The Retail Connection, and its development arm, Connected Development Services, will be joined at the ceremony by the Mathes family, and Dr. Robert Cluck, Mayor of the City of Arlington, along with members of the City Council and staff, and the Arlington Chamber of Commerce. Architects Good Fulton & Farrell, civil engineers Lawrence A. Cates and Associates, traffic engineers Kimley-Horn & Associates, and zoning consultant and landscape architect Mycoskie McKinnis and Associates will plunge spades alongside the Arlington Highlands Partners and Mayor Cluck. “We partnered with the Mathes family, who owned the property, and engaged the best of the best in retail architects, engineers, and landscape architects, and together we worked with the City of Arlington to rezone and improve the access to the 80-acre tract to enable this unique project to come together,” said Daniel Fuller Jr., development partner in charge for The Retail Connection. “The retailers have been highly engaged in the design and mix of the project and have played an active role in this collaborative effort…the development provides the city of Arlington with an exceptional mix of shopping, dining and entertainment concepts,” said Steven A. Lieberman, The Retail Connection’s CEO…“the first phase of the project alone will generate over $200 million dollars in annual sales, over $7 million dollars of annual tax revenues, and lead to the creation of over 1,000 new jobs for the city.” “The development,” explains David Wilson, President, Connected Development Services, “takes the form of a unique Hybrid Center, combining the elements of both a Power Center, comprised of big-box tenants, with those of a Lifestyle Center, made up of specialty retailers and restaurants amidst a city park and pedestrian-oriented plaza.” Once fully built-out, the shopping center will accommodate over 75 retailers, most of whom will be new to the market. Retailers committed to the project include: Bed Bath & Beyond, Jo-Ann Stores, Ethan Allen, Cost Plus World Market, Borders, Ulta, Staples, PetsMart, Studio Movie Grill, Golf Galaxy, Shoe Pavillion, Broyhill, Sleep Experts, Conn’s, Kincaid’s, Haltom’s Jewelers, Ann Taylor Loft, Orvis, Coldwater Creek, Jos. A. Bank Clothiers, Potbelly, Mi Cocina, B.J.’s Brewery, Gloria’s, Fish City Grill, Coldstone Creamery, and P.F. Chang’s. “The architectural style for Arlington Highlands takes shoppers back to Main Street America as it looked from 1910 through 1940,” said architect David Farrell. “Our retail design creates a community of buildings that appear to have grown naturally through economic and architectural cycles. The second story of these structures will incorporate a business office component, with balconies overlooking the sidewalk restaurants and the green spaces. The mix will create a vibrant commercial community.” “Arlington Highlands Shopping Center provides the stimulus for a new era in the growth of the I-20 corridor and the City of Arlington,” said John Mathes, Curtis Mathes Jr.’s son and a Senior Vice President with The Retail Connection. “Arlington Highland's mixed-use development is in the middle of a planned urban development designed by the Mathes and Kelton families over 30 years ago for the 2000 acres of land they owned along I-20 between Cooper and Collins Street. That land now holds the Parks Mall as well as restaurants, medical and business offices. “The idea of the park is central not only to the development, but to the whole hybrid concept,” said Melinda Mathes, widow of the late Curtis Mathis, Jr. “The park will be dedicated to Curtis’ memory. He loved Arlington and its people. He appreciated how much the city has given our family and he constantly looked for ways to give back. The Mathes family has a long history with the city of Arlington including bringing General Motors to Arlington in the 1950’s with the sale of the original family homestead. The family later sold the land which brought the Parks Mall to Arlington and much of the business park along the I20 Corridor.
