A major retail project is in the works for Terrell that will include the first Buc-ee’s store in North Texas.

The shopping center development near the intersection of Interstate 20 and U.S. Highway 80, about 30 miles east of Dallas, will also include a regional retail center.

The Retail Connection and Oakridge Investments are teaming up to build the Crossroads at Terrell, which will include 225,000 square feet in the first phase.

“We have four retail anchors that have letters of intent to create the first regional retail power center drawing from east of Dallas,” said Oakridge’s Justin Allen.

The retail project will be adjacent to where construction is starting soon on a 60,000-square-foot Buc-ee’s travel center that will sit on 20 acres.

Buc-ee’s is a Lake Jackson-based retailer with 20 roadside locations mostly in Central and South Texas. The popular chain has been described as the world’s largest convenience store, which attracts thousands of customers daily at each of its locations.

“This will be their flagship concept store and a destination travel stop,” Allen said.

Construction is set to start next year on the Crossroads at Terrell.

Baylor Health Care Systems owns an adjoining 52-acre tract.

Oakridge is a successful Dallas-based retail developer that has built projects including the Centre at Preston Ridge in Frisco and Mustang Crossing in Forney.

Oakridge’s partner The Retail Connection is one of the state’s largest retail leasing, management and brokerage firms.
