Arlington Highlands Adding Second Phase

A $30 million easterly expansion for the Arlington Highlands is on the horizon.

The Retail Connection plans to break ground on the popular open-air

center's second phase, on 21 acres east of the Interstate 20 and Matlock

Road intersection, in November.

John Mathes, senior vice president at The Retail Connection, said the shopping

center's newest installment will span 175,000 square feet.

While lease negotiations have not yet wrapped up, Mathes said the next phase

will include two entertainment-related anchors -- both new to Arlington and

one completely new to Texas.

It also will house five restaurants -- three of which will be free-standing, plus

two standalone buildings surrounded by park features and a yet-to-be-named, upscale, boutique hotel.

The new phase, called Arlington Highlands East, will be completed by late summer of 2008.

The Retail Connection's existing 635,000-square-foot center, located next to The Parks at Arlington

mall, has attracted big-name retailers such as P.F. Chang's, Studio Movie Grill, PetSmart, Staples, Jo-

Ann Fabric and Crafts and Shoe Pavilion.

Mathes said the Highlands' four existing lifestyle centers are more than 90% leased, with 20 signed

tenants slated to open soon.

Orlando Campos, senior director of business development for the Arlington Chamber of Commerce, said

the existing Arlington Highlands center has set the standard for new retail development along I-20.

"The developers were pleased with the first phase of development, and tenants there have exceeded


their original retail sales projections," Campos said. "It speaks highly of the opportunity there at

that intersection."
